What is the best TV tuner to play video games without lag?

I need to free up some space so I want to get rid of my t.v. so I need an alternative. I know most of the TV tuner cards are capable of good TV viewing, but I am looking for one that will in addition NOT cause any lag while playing my Xbox 360. Which one do you recommend?

1. That setup is NOT a good choice for Gaming...no matter which card you install. Keep the TV.
